

































In general unit owners are free to decorate and update their units as desired provided that structural or common elements are not involved. Prior written consent is required before any modification or alteration to load bearing columns, common element plumbing or exclusive use common elements. It is prudent to submit description or plans to the Property Manager for consideration before proceeding.

A "child lock" limits the window opening to four inches. This is a safety device required by law, and should not be removed, especially when there are children living in or visiting the suite.
Concierges staff the entrance lobby desk in rotating shifts, 24 hours a day, seven
days a week. Their principal responsibilities are greeting residents and guests,
directing trades and maintaining the security of the building and its residents.

Concierges will also assist residents in other ways. They will admit service or repair people to your suite with proper authorization from you. They will receive newspapers, accept small parcels and registered mail and clear and hold mail during your extended absences if provided with a mailbox key and appropriate instructions. The telephone at the concierge's desk is not for personal use of residents or visitors except in an emergency.

The Enterphone system allows you to communicate through your telephone with a person at the front door. It can be used from any phone in your suite and without interfering with an ordinary telephone conversation. When someone calls on the enterphone and your suite telephone is not in use there will be a double ring. After you have answered telephone you press '9' to open the door. If you do not wish to open the door press * (star) to disconnect.
If you are on the telephone you will hear a beep, similar to call waiting on the line. Press '2' to put your call on hold and it will pick up the enterphone call, press '6' to open the door or * (star) not to open the door and in either case you will be automatically returned to the original call.
The exercise room is open during the hours of 5:00 a.m. until 11:00 p.m. and is used
at the user=s risk, after consultation with a physician. Users are responsible for
any damage to the equipment. Children under sixteen (16) years of age are not permitted
to use the room. Guests may use the room if they are accompanied by a resident. Proper

IN THE EVENT OF FIRE, Telephone the Toronto Fire Department, dial 911 (never assume this has been done). Activate the fire alarm, by using pull station located at each corridor exit door. Use designated exits to leave the building immediately.
IF YOU ARE IN A SUITE AND THE FIRE ALARM IS HEARD:
Before opening door, feel door and doorknob for heat. If not hot, brace yourself against the door and open it slightly. If you feel air pressure or a hot draft, close door quickly.
If you find no fire or smoke in the corridor, take suite key, close door behind you and leave by nearest exit stairwell.
If you encounter smoke in the corridor or stairwell consider taking corridor to the other side of the building where another stairwell may be clear, or return to your suite.
DO NOT RETURN UNTIL A FIRE OFFICIAL DECLARES IT SAFE TO DO SO.
DO NOT USE ELEVATORS.
IF YOU CANNOT LEAVE YOUR SUITE OR HAVE RETURNED TO IT BECAUSE OF FIRE OR HEAVY SMOKE, REMAIN IN THE SUITE AND:
Close the door. Unlock the door for possible entry by fire fighters. Dial 911 and tell the fire department, where you are, then signal to fire fighters by waving a sheet or towel.
Seal all cracks where smoke can get in by using wet towels or sheet. A roll of wide strong masking tape may be useful.
Crouch low to the floor if smoke enters the room.

On occasion, during cold spells, the baseboard heaters will be needed to ensure sufficient
warmth throughout your suite. Each heat pump unit is equipped with an electronic
air cleaner and a humidifier. The humidifier pad is changed twice a year through
the corporation's preventive maintenance program. The electronic air cleaner, also
cleaned twice a year, helps reduce household dust, improve equipment efficiency and
reduce operating costs. If you have any difficulties with your heat or air-
From time to time insects manage to get inside even the cleanest suites. Simply report the problem to management and arrangements will be made to fumigate not only your suite but those directly above, below and beside you unit. The charge for the service is nominal. Prompt action will prevent the spread of the problem and will meet your responsibility to yourself and your neighbours.

No one is to move furniture and equipment from one floor to another, or in or out of the building except by the elevator designated by the property manager, after proper wall protection has been provided by the concierge.

directly from the elevator to the suite or from the suite to the elevator. Nothing

Repairs, hammering, drilling, or any other related construction or renovation activity which creates noise will only be permitted only between the hours of 9:00 a.m. to 5:00 p.m., Monday through Saturday excluding all public holidays.
No owner shall create or permit the creation or continuation of any noise or nuisance which, in the opinion of the board or the manager, may or does disturb the comfort or quiet enjoyment of the units or common elements by other owners or residents.
Radios, record players and such devices may not be used in the common areas without earphones, ensuring that no other person can hear them.
Signs, advertisements or notices may not be placed anywhere in the building except in designated locations and with the approval of the board of directors. If you have a notices about a community events that may be of interest to residents, give it to the Concierge for approval and possible posting.
The time permitted for an "open house" will be 1:00 p.m. to 5:00 p.m. on any day,
and the date must be booked in advance with the concierge. Signage for an "open house"
may be placed outside the building only if it is neat, professional looking and self-
Any information sheets which are to be handed out to visitors to the "open house" must be done within the suite itself. The security desk will not accept any information sheets about units for sale.
Agents must accompany prospective purchasers throughout the common elements. All prospective purchasers must be met in the lobby by the agent. Security can request visitors to remain in the lobby to restrict unaccompanied access to the building.
Motor vehicle owners must have an official garage door opener. A door opener will be issued upon completion of a resident’s information sheet, and any change to the information provided are to be reported promptly to the property management office. $50.00 refundable deposit per garage opener is required.
Cars are to be parked only in the parking space registered for the motor vehicle and only one motor vehicle is to be parked in each space. Any vehicle parked in a space other than its own without the permission of the property manager may be tagged and/or towed away at the expense and risk of the vehicle's owner. Parking spaces may only be used for motor vehicles as defined in the Declaration. Parked motor vehicles must not encroach on driveways or adjacent parking spaces. Parking is not permitted in the building's entrance driveway. Any motor vehicle parked in this area will be tagged and/or towed away at the expense and risk of the vehicle's owner.
Motor vehicles must not exceed 10 k.m. per hour anywhere on the property. All motor vehicles in motion in the indoor parking areas must have their headlights on. When driving up or down the ramps, motor vehicles must stay to the right and follow the parking markers.
No servicing, washing or repairs are to be made to any motor vehicle on the common elements or in a parking space. No trailer, camper, recreational vehicle, boat, snowmobile, tires, combustible materials, machinery or equipment of any kind may be parked in any parking space.
The party room is available for private use provided it is reserved in advance and
a security deposit of $250.00 paid. The deposit will be returned after it is determined
that no damage has been caused. The function cannot be of a commercial profit-

Only dogs, cats and caged birds may be kept as pets, and they must be housed in the suite. Please do not allow your pet to create a nuisance to other residents and ensure that whenever entering or leaving your suite with your pet that it is under leash or direct control. Pets must not be taken into the recreational facilities.

Ontario law requires that smoke alarms be maintained in operating condition at all times. MTCC 630 will inspect smoke alarms and other fire protection equipment within units, will repair and/or replace any defective components of that equipment and will keep records of the forgoing.
Smoking is not permitted in the common areas and elevators including the fitness centre, party room and swimming area.

The visitor parking spaces are limited. It is helpful to let the concierge know when visitors are expected, and a token for them to enter the visitor parking area, directions, and a key to enter the 160 Frederick Street part of the garage and the elevator lobby will be provided. Arrangement may be made through the concierge if you have a visitor who is here for an extended stay of a week or so.
When water leakage occurs from any source, contact the superintendent or concierge immediately, so that the source may be investigated. Repair of damaged areas may be the responsibility of another resident or owner, in which case, the residents involved will make necessary arrangements. Management will arrange repairs, etc., if damage has been a result of common element mechanical breakdown.
Windows are washed on the outside twice a year. Please watch the notice board for dates and have screens removed so that all windows can be cleaned. Washing the inside of the panes is your responsibility.
Children twelve (12) and under must be accompanied by a resident sixteen years of age or older.
Any child using the pool must wear a proper swimsuit and if the child is wearing a diaper there should be a plastic covering or panty. Please shower before swimming or using whirlpool.
